GCDA owns about 4.78 acres of land at Kaloor Manappattyparambu that was acquired by the Authority as aprt of the Kaloor DTP Scheme. The Site having direct access from the old NH is of high commercial potential. A Metro station also has been proposed close to the site adding to its commercial value.
The aim of the Authority is the best possible commercial development of this site. GCDA wishes to develop this infrastructure in a Public Private Partnership basis. In the first Phase GCDA proposes to develop the commercial infrastructure in 2.78 acres of land at Manapattiparambu, Kaloor. The remaining land will be developed in subsequent phases. Build Share Operate and Transfer (BSOT) will be the Project development Mode.
The developer is expected to build the entire facility and transfer 30% of the built up space to GCDA on COD and operate the remaining space and transfer the entire facility to GCDA after the concession period. The development partner for the project will be identified by inviting competitive tender.
The proposed Commercial infrastructure will have a Twin Commercial Tower aerially connected having ample parking in both towers. The total built up area would be about 5 lakh sqft.A feasibility report of the project has been prepared and the Concession Agreement and the Bid documents are in the final stage of preparation for tendering the project.
